The Owl & Sunbeam Bagels
A former BTU transmission warehouse found new life as The Owl, a pub and grill, and Sunbeam Bagels, a coffee and bagel shop. As Construction Manager at Risk, Create Construction coordinated the design and construction team to transform the building into two distinctive gathering spaces, complete with eclectic interiors, custom features, and a covered outdoor patio.

Every project has a reason behind it.
The vision
Create a place for downtown to gather - from the first cup of coffee to the last round of drinks. The vision paired two distinct concepts in one former warehouse: a welcoming spot for coffee and bagels and a character-filled pub for evenings out. Together, they would give an existing building a new purpose while adding to the personality of Historic Downtown Bryan.
The challenge
A change in purpose required much more than a change in appearance. Converting the warehouse into hospitality spaces meant bringing the building up to current code and establishing new mechanical systems. The work also required relocating a neighboring tenant’s rooftop HVAC unit while that business remained occupied - adding a coordination challenge beyond the project’s own walls.
The plan
Connect the creative vision with the practical realities of the building. Working alongside the architect, interior designer, and structural engineers, our team coordinated the building upgrades, neighboring-tenant requirements, and custom construction details. The approach brought the technical work and the design elements together, supporting the function of each business without losing the personality that made the project special.

An old warehouse became a place with two identities and plenty of character. The completed spaces feature eclectic interiors, a vintage lounge, a custom dart room, and colorful art installations. Outside, a covered patio combines exposed steel, wood, and integrated lighting to extend the gathering space beyond the building. The transformation gave The Owl and Sunbeam Bagels a distinctive home - and downtown Bryan another reason to come together.
